Residents

We utilize a 4 step full online application system that checks credit, public record, rental, criminal, terrorist watch, etc. for each applicant. The system gives us a recommendation to APPROVE, require a GUARANTOR/CO SIGNER or DECLINE. Any previous evictions, active landlord collections, active tax liens, open bankruptcies or previous felonies would disqualify the application.

To complete the application for an individual home:

  • Each adult will create a tenant profile and reference the other applicants.
  • Fill out the questionnaire.
  • Add ALL occupants (Adults as either spouse or roommate & Minors as other).
  • Upload copy of ID, SS card, proof of income. Please be aware large file sizes are not able to be uploaded to the system. Saving the file to PDF format usually alleviates most of these issues.:
    1. A legible copy of government issued identification.
    2. A legible copy of Social Security card or Individual Taxpayer Identification Number documentation (or any legal document showing full name and full number to verify the number provided is accurate and true).
    3. Proof of income:
      • Bank statement are not acceptable to show monthly recurring income as they do not always show source, rate of recurrence or end date.
      • Employment that will knowingly end prior to or during the lease term will not be considered.
      • Documentation will qualify applications one of two ways:
        1. Acceptable proof of monthly recurring income: Documentation must show 3x the monthly rental rate in verifiable gross monthly (combined) income:
          1. A copy of the 2 most recent pay stubs.
          2. A transfer/offer letter from the employer/future employer (on company letterhead) stating the future start date and gross monthly income
          3. Copies of the 2 most recent tax returns.
          4. (Mandatory for Self-employed)
          5. Acceptable proof of available reserves:
        2. Any/all reserve account statements showing enough funds (ending balance) to cover the entire initial lease term (12 months). Please provide the past six months of statements showing the funds have been and are currently available.
  • The application is considered received once all the screening fees have been paid ($60 per adult). The screening is ran automatically but may take us 2-3 business days to process the entire application. Processing fees are non-refundable.

Qualifications

Before applying to lease a Nevada State Property, please review the qualification requirements outlined below. All persons 18 years of age or older will be required to complete separate rental applications. An application fee will be charged for every applicant 18 years of age or older.

Occupancy Guidelines – The following general occupancy standards apply based on 2 persons per bedroom, plus one per home.

  • Three Bedrooms – Seven (7) persons
  • Four Bedrooms – Nine (9) persons
  • Five Bedrooms – Eleven (11) persons
  • Six Bedrooms – Thirteen (13) persons

Age – Applicants must be 18 years of age or older unless deemed to be an adult under applicable law with respect to the execution of contracts.

Credit – A credit report will be completed on all applicants to verify credit worthiness. Income plus verified credit history will be entered into an application scoring model to determine rental eligibility and security deposit amount.

Income – Combined household income of all applicants must be three (3) times the monthly rent. To verify income we accept the following:

  • Employment – If currently employed we require two (2) most recent pay stubs; if starting a new job, we require an offer letter on official company letterhead. Current and future employment will be verbally verified by Nevada State Properties.
  • Self Employed – For self-employed applicants we require the past two (2) years' income tax returns.
  • Government subsidy or retirement benefits – Current statement from issuing agency/entity combined with at least three (3) months bank statements showing supporting direct deposit from subsidy/benefits agency
  • Additional sources of income may be considered at the sole discretion of Nevada State Properties. These sources may include but are not limited to GI benefits, disability, social security, pensions, child support and savings accounts. Verification of these sources will require applicant(s) providing at least three (6) current, consecutive bank statements.

Rental History – Applicants will automatically be denied for the following reasons pertaining to previous rental history:

  • A breach of a prior lease
  • Currently in eviction process
  • Outstanding debt to previous landlord

Holding Deposits – Applicants must provide a holding deposit to remove a home from the market. Deposits are non-refundable after 72 hours of submission to a Nevada State Properties representative. Holding deposit amounts depend upon expected move in date and they will be applied to security deposit upon move-in:

  • 0-13 days to move in – minimum of $500

We do not include the refrigerator, washer or dryer with any of our homes. If they are in the home and working they are left as a courtesy.

Utilities, Landscaping and Pool Service (if applicable) are tenant responsibility. Pool Service must be provided by an approved vendor.

Security deposit minus holding deposit, prorated rent and pet deposit (if applicable) due at move in.

Submit a Maintenance Request

Please log into your Tenant Portal to report a maintenance issue. Once logged in, you can submit a new maintenance request and view the status of any previous requests. Requests are reviewed Monday through Friday from 9:00 a.m. to 5:00 p.m., except for holidays.
